Question

Hawaii state taxes on rental property income offset by a loss in another state

Hi--

On my federal return I have income from a hawaii rental property and a loss from another property rental from another state.  So overall, there is $0 income on rental properties on my federal return.  When I file my hawaii tax return, do I need to report the income from hawaii only (and not account for the offset?)

Thank you for the amazing community.  I always receive insightful and timely responses!

Your resident state taxes all of your income, so if you reside in Hawaii, then no adjustments are necessary.   If you do not reside in Hawaii, you would prepare a Hawaii non-resident return and would only allocate the rental income to that return.   In this case, your resident state would give you a credit for tax paid to Hawaii.

Do I have to file tax returns in more than one state?

Why would I have to file a nonresident state return?

How do I file a nonresident state return?
